Selling Process (in brief)
Selling your home shouldn't be hard, and nothing should be hidden
01. Meet and Assess
The first step is for us to meet at the property and to discuss any aspects of the process you need, or want to know about. Here we can assess the property and discuss anything that may require attention in order to showcase the property in its best condition etc. We'll discuss everything inclduing Price, Marketing, Timeframes and Fees
02. List the Property
Once you're happy to get going, a listing authority (Form 6) is organised so that we can legally start to sell your property. This a simple and industry approved document which we organise for you. There are different types of agency appointments, of which can be explained so you're fully aware of how everything works!
03. Sell.! That's up to us!
HMQ offers a range of activities to promote the sale of your home. We include our standard advertising at no extra charge and you won't recieve a bill for our standard offerings if we don't sell. Photos, Signange and Standard re.com.au listings are included. Opens and Private inspections are organised in consultantion with owners.
04. Signing a contract / conditions
When an offer has been presented, discussed and agreed to, we'll organise and complete the contract signing process with both parties. If building/pest inspections or similar are included, we'll liaise with and arrange for access so those tasks can be completed.
05. Approval and Settlement
Once all conditions on the contract have been met (including finance approval) and the contract becomes unconditonal, the solicitors will arrange for settlement of the property. Settlments are now typically done on line.
06. Key transfer
Once Settlement has been effected and formal notification has been provided, we'll arrange for the collection and transfer of keys to the new owner.
